  • Is there any obligation after I’ve gotten an offer from Aloha Property Network?

    When you call Aloha Property Network we will first come out for a conversation to find out what your situation is, and where you want to go from there. There’s no cost to our coming out, and there’s no obligation to our offer until everyone signs a mutual agreement. 

  • What can I expect as far as commissions and fees when I sell my house directly?

    You can expect zero commissions and fees. Because we are buying your home directly, there are no brokerage fees, realtor fees, or commissions on the sale. The cash offer we tell you is the offer you’ll receive, with no hidden fees.

  • Speaking of realtors and brokers… how is Aloha Property Network different from a real estate agent?

    The biggest difference is that we don’t have to put your home on the market. Since homes in disrepair tend to take longer to sell, realtors tend to prefer that you make any repairs AND clean prior to putting your house on the market. Once your house is on the market a seller can wait months to find a buyer, depending on a list of circumstances. Once a buyer is found, an inspector is hired, and a list of additional repairs could be given to you. You will also have to wait a month or two to see if the buyer qualifies for a bank loan. If they don’t qualify the house falls out of escrow and the process to find a buyer starts all over again. Save your money, as we will buy your house as is. Save your time, as we don’t have to qualify for a bank loan.

  • What are the advantages of selling for cash?

    The biggest advantage is time. It takes time to get your property marketed, find a buyer, and a LOT of time to go through escrow (to make sure the buyer qualifies for the bank loan). A cash buyer tends to go through the system much faster.


    A cash buyer has less time to change his/her mind. The escrow process can be fairly quick, and once escrow is completed the buyer cannot change his/her mind.

  • What are the disadvantages of selling for cash?

    It may feel like you’re getting less than full value for your home. On the other hand, when you consider the cost of new light fixtures, repaired toilets, new paint, cracked walkways, old windows, or any other damage to the home, that market value price ends up costing more than if you sell for cash today.

  • How is an offer determined?

  • Do I have to sell immediately once an offer is made?

    You don’t have to sell until you are ready. We understand that selling your home can be scary, nerve-wracking, and stressful. When you are ready to move is when we are ready to buy. There is no obligation to sell once you receive your offer.

  • So what exactly is a “cash offer”?

    Because we are the direct buyers, we use our own cash to write you a check for the property as soon as you choose to sell. We have all the decision-making power to close quickly and efficiently. You are not waiting for a bank or mortgage company with sets of rules to make a decision on the qualification of the potential buyer.

  • How do I know that you’re going to give me the money after I give you our house?

    Once we agree on a price, an agreement will be written up and given to a neutral third party called a Title & Escrow Company. They will search the history of the house to make sure we are purchasing the house from the legal owner. We will give them our monies to hold on your behalf. Once the State of Hawaii is satisfied that you are the legal owner and that our company is in good standings with the State the Title & Escrow Company will release our monies to you
